Fuckin fuck our old house has a buyer and we have some rando shingle type inspection items but now we just failed radon because we couldn’t be there to open the windows.

Youch for radon, but ... is there a reason that we shouldn't think that's the more representative test? Mrs lunch constantly leaves windows at least cracked open in temps from 105F to -5F, but for the most part I think windows closed is the correct stress test.

Yeah, I would think that if they're going to test for it, they'd require the windows to be closed for the duration of the test. It's not exactly a kiss of death tho. Might cost you a thousand or two on the sale price (or you could see if you could have it installed cheaper). But I'm certainly aware of how every little thing when you're selling a house can make it feel like you've been dunned down to nothing.

Finally got rid of our crappy old Ikea futon and moved our sleeper sofa out of my office and into the living room. And it only took us about eight years to get around to it!

So we're not quite ready to purchase a house, but I've been daydreaming about it and poking around on Zillow.

OMG the lions that realtors tow.

One that I kinda like except for having the washer/dryer in the kitchen and not having any covered parking (it's up in the foothills where snowfall is even more common than down here on the prairie) just had a price cut. While they were doing it they also apparently had someone copy-edit the listing

"*You must sit on swing and just take in the beauty that this Property brings and enjoy the quite*"

finally became

"*You must sit on swing and just take in the beauty that this Property brings and enjoy the quiet*"

I was beginning to think that no one in the real estate business knew that 'quiet' and 'quite' were two different words. Which - it could still be and that this was only caught when the homeowner looked at the listing to see if there was anything that might be slowing down the sale.

It's never good to come home and see a puddle of water next to the toilet.

Looks like one of the tank bolts has rusted through, which is a "me" repair, as opposed to if it required the bowl to be moved / reset / replaced, which would be a plumber repair. I'll replace the valve and tank / bowl seal at the same time.

Yeah, last time I did it (different toilet) it took about 2.5 hours, including pulling the tank out of the WC room and cleaning it thoroughly. Most fiddly part is cutting the overflow tube to the right height ("It needs to be at least an inch below the lowest opening in the tank, but above this other thing that's like 1.2 inches below that opening, and you can't measure it well because the bottom of the tank curves...").

Finished it in under 2 hours, including the trip to Lowes for the replacement refill stack and valve. Figured since I'm in there, I might as well replace those parts since they're over 10 years old. Gave me a good opportunity to get the wire brush and scrub out all the gunk and corrosion.

I'm still keeping up with the massive organization/clean of my apartment I did when recuperating from that butt-kicking virus that left me too tired to do much of anything beyond sit quietly, sort through items at a leisurely pace, and place them in various pre-existing drawers or cabinets or compartments. I'm not keeping up with it as scrupulously as I did when it was brand-new for me, but compared to, say, my standard back in Connecticut, it's orders of magnitude nicer and more comfortable. Even for someone who likes "stuff," there's definite upsides to seeing "space, plus organized stuff" rather than "clutter."

My table and chairs arrived finishing (minus the cooktop remodel) the open area of the main floor. Went with the gray teak everyone liked upthread.
